If your building has a central heating system, you must provide heat every day from Oct. 1 through May 31. Between 6 a.m. and 10 p.m. you must maintain a temperature of at least 68 degrees Fahrenheit (F) in your tenants’ apartments when the outside temperature falls below 55° F....

Start collecting RGBO #46 rent increase.

October 1, 2014    

Rent Guidelines Board Order #46 goes into effect today. You can start collecting the rent increase permitted by RGBO #46 for leases that start on or after Oct. 1, 2014, through Sept. 30, 2015. See “Take 1% and 2.75% Increases for Renewal Leases.”

File J-51 application with HPD.

September 15, 2014    

The third filing period in 2014 for tax abatement and exemption applications with the Dept. of Housing Preservation and Development (HPD) ends today. If mailed, the applications must be postmarked no later than Sept. 15, 2014.

Labor Day is a Sanitation Department workers’ holiday, which means there’s no garbage pickup or street cleaning.

File building registration with HPD.

If your building has three or more apartments, today is the last day to file your building registration form with HPD.

File J-51 application.

August 1, 2014    

The third period in 2014 for filing J-51 abatement and exemption applications with the Department of Housing Preservation and Development (HPD) begins today. Applications must be filed during this period, up to and including Sept. 15, 2014.

File 2014 rent registrations with DHCR.

July 31, 2014    

Today is the last day to file 2014 annual rent registration forms with the DHCR for your
rent-stabilized apartments. The DHCR now requires annual rent registrations to be
submitted online.

Pay water and sewer bills.

July 31, 2014    

Today is the last day to pay water frontage and sewer bills to the city’s Water Board.

Use Independence Day building schedule.

July 4, 2014    

Independence Day is a Service Employees’ Union (Local 32BJ) contract holiday. It’s also a Sanitation Department workers’ holiday, which means there’s no garbage pickup or street cleaning.

Pay union contribution.

July 1, 2014    

Service Employees International Union (Local 32BJ) contribution to the pension and welfare fund is due today. To avoid interest and penalties, pay by the end of the month.

Pay New York City property taxes.

July 1, 2014    

Today is the last day to pay the first quarterly or first semiannual installment of 2014–15 taxes to the city’s Department of Finance (DOF).
